Custom work gets quoted from measurements, so anyone giving you a firm price over the phone is guessing. What we can give you honestly is the range these projects land in around Northwest Arkansas, and what actually drives one job to the top of a range and another to the bottom.
Typical installed ranges
- Single triangular sail, attached partly to structure: the entry point for most residential jobs
- Multi-sail residential layout, two or three overlapping panels on posts: a meaningful step up, mostly in footings and posts
- Freestanding hip canopy: more again, because the structure carries itself entirely
- Octagon and center-pole structures: highest per square foot of coverage, more panels and more fabrication
- Commercial and engineered work: quoted individually, with drawings and permitting in the number
We publish specific dollar figures for screens and awnings because those are more standardized products. Sails vary far more with site conditions, so we quote from a real measurement instead of putting a number here we would have to walk back.
What actually drives the price
Footings, not fabric
People assume the fabric is the expense. It usually is not. The concrete and the posts are, because every freestanding corner needs a footing sized to the load, and that means excavation, concrete and cure time. A sail that can attach two of its three corners to solid structure costs meaningfully less than one standing on three posts.
What is already in the ground
Septic fields, irrigation, gas lines and tree roots all change where a post can go, and sometimes force a longer span or an extra post. This is the single most common reason a quote comes in above a homeowner's expectation.
Span
Cost does not rise in a straight line with size. Past a certain span, posts get bigger, footings get deeper, and hardware moves up a grade. Two smaller overlapping sails are often cheaper than one large one covering the same area, and usually look better.
Access
A backyard a skid steer can reach is a different job from one where every bag of concrete goes through a gate by hand.
What does not cost extra
The 3D design. You get it before you commit, and it is how you find out whether the shade actually lands where you want it. We would rather redesign on a screen than after the concrete is set.
